Mirzad Road runs along a slight ridge, which is unusual enough in this part of Kochi to be worth designing around. The land falls away to the south, so we set the villas along the high edge and let their gardens step down behind them.
Each villa turns its back on the road and opens south into its own garden. A veranda runs the full width of that south face, deep enough to keep the monsoon off an open door and to be usable as a room for the four months when sitting outside is the only sensible thing to do. Upstairs, the bedrooms take the same orientation, with louvred shutters on the west so the evening breeze comes through without the evening sun.
Two villas are complete and occupied. The remaining six are under construction and will be handed over in phases through 2026. Prices start at ₹70 Lakhs unfurnished, and all three levels of finish are available on the six still to come.
